Good day to you!

I am Kelvin, aged 31. I would like to briefly introduce myself here.

I have been actively involved in real estate market in Kuala Lumpur, Malaysia. Mainly focus on residential market and specialised in the area of Jalan Ampang, Jalan Jelatek, Wangsa Maju, and City Centre.

I have been selling properties in Klang Valley, for eg, Twin Palms in Sungai Long, Hatten apartment in seri kembangan, Pertama Residency in cheras, Casa Mutiara in bukit bintang, Hillside apartment at Taman Melawati, and my main focus, Seri Maya and Riana Green East Condo along jalan jelatek. My next business strategy is to expand the residential area.

In the past 5 years working as a negotiator in selling and managing in term of renting the properties, I have yet to gain some priceless experiences and knowledge. It always been my passion to work on the properties. And there are infinity of knowledge in real estate are yet to be discovered. Everyday is a new chapter, to work with people and independently as a negotiator, and discovery of something new which keeps me going until today. Thus, it always being a blessing to achieve more and in higher goal.

Buying property unlike shopping grocery in supermarket, which you can make decision right away. You may have plenty of factors might hesitate with, such as bank margin rate, current banking regulation of getting a finance from them, the investment risk factor, capital appreciation, development over that area, rental market response, current year property market price influctuation, or maybe the risk of buying the property at the stagnant price which you couldnt have much gain in short term. Some other factors like condominium management, main tenants that will affect the rental market.

Being an investor, you need to be clear for the most of the time, to know your financial goal and make a quick decision, not to be interrupted by timely issues. Snap! To turn a property into few hundred thousand cash in a few months time. One of the example, my owner flipping a downtown apartment in less than 6months time into 100k cash after minus all the necessary fees incurred. of course by doing that, you certainly need some updates on market value, and homework, finally an agent whom can assist you with the constructive opinions.
